The space

This historical home features beautiful colonial doors overlooking the old town streets of San Juan. Decorated with local artistry, this home includes a fully stocked kitchen and patio equipped with local handmade hammocks, propane gas grill and lounge furniture. All homes include linens, towels and basic toiletries. Home is equipped with free wifi access and a streaming TV. Guest can experience Old San Juan while hearing the beautiful wild parrots by day and our native coqui’s at night.
This home is great for families and friends alike.

Guest access

All guest have private patio’s but may also relax in the interior garden located in the the main entrance to this treasure.
This home is great for gatherings. It’s back patio comfortable fits up to 25 people. There is a grill and utensils in the back with it’s own propane tank.
A local caterer would be happy to host a an event here or go in and make your own dinner under the San Juan Stars.

Other things to note

If you choose to rent you agree to the following terms. The Landlord reserves the right to inspect (or have their property manager inspect) the premises without prior notice at any time to enforce the terms of this agreement. Should the Traveler violate any of the terms of this agreement, the rental period shall be terminated immediately. The Traveler waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Traveler shall vacate the premises at the expiration time and date of this agreement. The Traveler shall maintain the Premises in a good, and clean, condition, and use the premises only in a careful and lawful manner. The Traveler shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next Traveler, outside of reasonable cleaning. Traveler shall pay for maintenance and repairs should the premises be left in a lesser condition. The Traveler agrees that the Landlord shall deduct costs of said services from the Damage Deposit prior to refund if Traveler causes damage to the premises or its furnishings. Traveler shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc., shall cause termination of this agreement with no refund of rents or deposits. Landlord shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Landlord’s family. Toilet paper, soap, shampoos, and other consumables are to be purchased by the Traveler. No reimbursement will be made for unused consumables left at the premises. Many consumables WILL exist at the premises when the Traveler arrives and the Traveler is free to use them during their stay but shall not take any consumables that were provided by the Landlord. Kitchen is generally well stocked with most of the essential consumables such as salt, pepper, spices, cooking spray, etc. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of all advance rental payment and/or Damage Deposit, and the party will not be permitted to check-in. EXTENSIONS – The Vacation Rental Agreement term may be extended only with the execution of a new Vacation Rental Agreement and the full payment of the additional rent in advance if available. NON-SMOKING PROPERTY – The interior of this property is designated a non-smoking residence. Traveler agrees that there will be no smoking inside the Property. Should smoking occur inside the Property, Traveler’s Damage Deposit will be completely forfeited and excess cleaning fees will apply. PETS – Pets are not allowed anywhere on the Premises. MINORS – The Premises are not suitable for children and minors under the age of 16 are not allowed, unless previously approved by Landlord. The area in which the Property is situated is a highly desirable, and short-term vacation rentals are under intense scrutiny due to their explosive popularity, the following help to preserve our collective ability to continue to enjoy our retreat: Damage Deposit will be forfeited if we are contacted by our neighbors with a nuisance complaint. NO AMPLIFIED MUSIC OUTDOORS: The City of San Juan prohibits amplified music outdoors in short-term vacation rentals – this includes portable Bluetooth speakers, external speakers attached to mobile phones and other portable devices, portable radios, etc. When using the inside sound system, Traveler(s) shall keep doors and windows closed. Please enjoy our sound system indoors and treat the pool and garden areas as a quiet, tranquil space. If the police are called due to excessive noise, parties, etc. Traveler(s) understand that the Damage Deposit will be forfeited. Travelers are advised that failure to abide by these rules which results in complaints from neighbors or the local authorities may result in a fine of up to $1000 from the City of San Juan NO SUBLET – The premises may not be sublet or assigned under any circumstances. LANDLORD’S CANCELLATION – In the event that the Premises is not available for the tenancy specified in the Vacation Rental Agreement, the Landlord’s liability therefore shall be limited to providing a full refund of all monies paid by Traveler. INOPERABLE – Should Traveler experience inclement weather during your stay, this will not serve to alter or cancel the Vacation Rental Agreement. UTILITIES –Traveler is not entitled to any refund or compensation should there be an unforeseen interruption in utilities including but not limited to electricity, cable and internet access. AIRCONDITIONING-Traveler agrees that Airconditioning shall not be set below 70 degrees, Doors and windows shall be closed when either heat or air conditioning is in operation. FIRE EXTINGUISHER,SMOKE DETECTORS-Thepropertyhasafire extinguisher under the kitchen sink. Traveler agrees to use the fire extinguisher only for true emergencies. a. The property has smoke alarms installed and they are all functional at the time of rental. Traveler will notify Landlord without delay if a fire alarm “chirps” or has a low battery condition. No tampering or disconnecting smoke/carbon monoxide detectors is allowed. PROPERTY DAMAGE–You are responsible for all damages to the premises caused by your immediate party and guests. If damages exceed your Damage Deposit, then you may be liable for any charges in excess of your Damage Deposit. Those charges will be billed and are payable immediately. HOLD HARMLESS – Landlord is not responsible for articles lost, stolen, or left behind in or about the Premises. OWNER’S AUTHORITY–It is understood that Owner/Landlord has the final authority regarding all matters related to Traveler’s rental and use of the property. ADDITIONAL GUESTS – This property is set up to accommodate no more than 4 overnight guests. It is mandatory to disclose the exact number of guests occupying the premises and to supply their names prior to check-in. INDEMNIFY – Traveler covenants with Landlord that Landlord shall not be liable for any damage or liability of any kind or for any injury to or death of person or damage to property of Traveler or any other person, related in any way to this Vacation Rental Agreement or the period of the Travelers’ occupancy of the premises, from any cause whatsoever, including but not limited to the walkways, decks, pool or of the premises by Traveler or any person thereon or holding under said Traveler, and that Traveler will indemnify and hold harmless Landlord from and against all liability whatsoever, on account of any real or such claimed damage or injury. ATTORNEY FEES – Traveler agrees to pay all reasonable costs, attorney’s fees and expenses that shall be made or incurred by Landlord enforcing this agreement. ARRIVAL AND DEPARTURE-Check-in is 4:00PM andcheckoutis11:00AM. KEYS – There is a $25 charge for any lost keys. There is a $75 charge for lost gate remotes (“clickers”). CONDUCT AND NOISE – The Travelers shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Traveler shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Traveler shall then immediately vacate the premises. Travelers are advised that failure to abide by these rules which results in complaints from neighbors or the local authorities may result in a fine of up to $1000. NO PARTIES, EVENTS OR GATHERINGS – No such events shall take place without written consent by the Landlord. Failure to do so will result in loss of the Damage Deposit. QUIET HOURS 8 p.m. – 8 a.m. NO CHILDREN ON HAMMOCKS
